ATARA Development has unveiled Kaia Villa, a six-bedroom property valued at AED 60 million on Dubai’s Pearl Jumeirah Island, marking the debut of its new Terra Collection.
The launch is part of ATARA’s expanding portfolio of bespoke private residences, with ten additional homes under development across some of Dubai’s most exclusive communities.
“The completion of Kaia Villa marks another important step in our journey as a growing developer in the Emirates real estate market,” said Umid Bazarov, Chief Operating Officer of ATARA Development.
“Kaia Villa represents our vision to create homes that offer more than architecture, residences that reflect individuality, innovation and a refined approach to modern living.”
Set within Pearl Jumeirah Island, the villa spans four levels with a basement, ground, first and rooftop level blending contemporary design with spatial harmony. The fully furnished residence features six ensuite bedrooms, walk-in closets, a private cinema, spa, gym, yoga area, rooftop terrace with BBQ zone and a pool deck.
Kaia Villa also integrates advanced smart home technologies, including automated lighting, climate control, motorised curtains, smart mirrors, motion sensors, home theatre automation and integrated security systems.
Additionally, there is a private lift, three-car garage and dual kitchens.
The villa’s completion follows ATARA’s recent partnership with Marriott International to introduce the GCC’s first Sheraton-branded residences on Al Marjan Island.
